Transaction Steps & Required Docs

  • Purchase and sale agreement (for purchase transactions)


  • Signed agreement with proposed transaction terms listing borrowing entity (or TBD if unknown) and personal guarantor(s)


  • Deposit/retainer made to Lender’s attorney towards Lender’s doc processing/title-related costs


  • Borrowing entity documentation (LLC articles of organization, corp resolution, members/signers verification docs, etc.)


  • Lien(s) payoff letters/contacts, if applicable


  • Property hazard insurance policy declaration page with updated mortgagee clause


  • Additional documentation as may be required by the Lender, title company and/or Lender’s attorney


  • Review of loan docs and final Lender approval/clear-to-close


  • Closing (borrowing entity signing, funding and recording)
